Subject: Maintenance Request — Unit 407, Dripping Faucet and Exhaust Fan Dear Ridgemont Property Management, I am writing to report two maintenance issues in my unit (Apt 407, 1290 Ridgemont Drive) that require attention. I have been a tenant here for three years and have always been satisfied with the building's responsiveness, so I hope these can be addressed in a timely manner.

The first issue is a dripping faucet in the main bathroom. The cold-water tap has been dripping continuously since approximately February 14. I have placed a container under it to prevent water damage, but the drip is noticeably worsening — it has progressed from an occasional drip to a steady, fast drip that is now filling a standard 1-litre container within about six hours. Based on my reading of the Residential Tenancies Act, a dripping faucet constitutes a repair the landlord is responsible for, as it relates to the proper working order of plumbing fixtures.

The second issue is the bathroom exhaust fan. The fan runs constantly and cannot be turned off — the switch no longer controls it. In addition to the noise, I am concerned that the fan running without interruption may be consuming unnecessary electricity, which I pay for directly. I would appreciate it if a licensed electrician could assess the switch and fan unit.

I understand that under your standard policy, routine maintenance requests are addressed within 5 business days. Given that the faucet drip is worsening and may begin to cause water damage if left unattended, I would ask that you treat this as a priority repair. I am available Monday through Friday between 9:00 a.m. and 5:00 p.m. for maintenance access. If your team needs to access the unit outside those hours, I ask that you provide at least 24 hours written notice, as required by the Residential Tenancies Act.

I am also noting in writing that I first made a verbal report about the faucet to the building superintendent, Mr. Doshi, on February 16. He indicated he would look into it, but I have not received any follow-up. I am sending this email to ensure there is a written record of the request and the timeline.
